This intensive care unit is located at Cawston Park, near Aylsham, Norfolk and offers care in a pleasant setting that was previously a private school.The unit provides accommodation for residential patients, with communal and medical facilities. A distinctive elliptical ring design of single-storey construction using innovative and green materials including oak weather-board cladding, sedum green roof covering and grass embankment to harmonise with the woodland setting.The Client wished to negotiate the contract with a local builder with whom they had established a good working relationship. The contractor had not undertaken such a large contract before, and was not experienced in working to contractual programmes etc.
Allman Woodcock were employed at an early stage to give advice to both the Client and Contractor as to the appropriate form of contract and how the project would develop and be controlled from a financial aspect.The Client’s need for the facility to be operational by a specific date required construction to commence prior to agreement of the contract sum. Authorisation to proceed was based upon the detailed Cost Plan which was endorsed by the Contractor as an Agreed Maximum Price.The project was successfully delivered on time and within budget.
